What is a "Short Term" or "Vacation Rental"??
What is considered a short-term rental in Arizona?
“Short term rentals” also known as “Vacation rentals” are dwelling units offered for a rental term of less than 30 days to transient guests. According to A.R.S. §9-500.39, local cities and towns may not regulate these types of rentals based solely on their classification or use.
Question: I am in the process of purchasing a vacation home in Scottsdale, Arizona. When I am not personally using it, I plan to offer it as a short-term vacation rental. I just received the CC&Rs from the title company and one provision causes me concern. It says that the home may only be used as “a single-family residence.” Does this mean that the home may not be used as a “vacation” residence by someone other than the owner?
Answer: Probably not. Under Arizona law, towns, cities, and counties generally cannot prohibit an owner from entering into short-term rental agreements for their homes (rental agreements of less than 30 days) (A.R.S. § 11-269.17 and A.R.S. § 9-500.39). This law does not apply to condominium or homeowner’s associations (HOAs). Therefore, HOAs can still prohibit an owner from using a home as a short-term vacation rental, but only if its CC&Rs clearly and specifically state the restriction. Otherwise, short term-rentals will be permitted.
Here, requiring the home to be used as a “single-family residence” should not prohibit use as a short-term vacation rental because the CC&Rs do not clearly define “single-family residence” to prohibit any length of rental use. As the Arizona Court of Appeals has said, “what constitutes a one-family or two-family dwelling is not determined by how many families pass through the residence…” In other words, as long as the vacation home is only use for lodging, i.e. “residing in” and the tenants do not conduct any business activities from the residence during their use, there should not be a violation of the CC&Rs.

Is rental income taxable?
As a landlord, you're required to declare the total amount of rental income received as part of your taxable income. However, certain deductions can be made, such as a non-capital expense. Incurring certain expenses while letting out your property is inevitable when dealing with rentals. Please consult with your Tax Accountant when calculating these figures.
What is rental tax rate in Scottsdale?
The City of Scottsdale tax rate for real property rentals is1.75% of taxable rental income. A person who has three or more residential units rented or available for rent in the State of Arizona must pay tax to the City of Scottsdale on the units located within the City of Scottsdale.

How much does a cleaning person cost in Arizona?
A normal house cleaned by a professional company is going to run on average $300 dollars for two cleaners. For example, our hourly rate is $99 an hour and most homes under 1800 square feet can be cleaned within three hours.
How Much Does a Scottsdale, AZ Moving Company Cost? If moving within the Scottsdale area you move will cost between $75/Hour – $94/hour. Out-of-state moves will cost $7,575- $9,100.
The cheapest price is largely driven amount of furniture moved, total rooms, and the distance you are relocating.
